Facts and your advantages in detail

No own funds needed

All costs for house and plot of land will be cleared by a monthly rental payment. The rental payment already includes all costs. Therefore, - other than with installment purchase - there is no high ending rate. The monthly rental payment includes: Interest, additional costs (excluding individual use of water and electricity), heating (up to €650 annually) and administrative costs.

For the individual planning and construction supervision of your home around 10% of the construction costs will be charged. This amount includes all services for planning and supervision of the construction of your home as well as obtaining all required planning and building permissions. 50% of the planning costs are already included in the rental payments and do not need to be paid for additionally. The other 50% are payable upon signing of the contract and may be paid for in monthly installments.

Fixed rental payment

No stress or uncertainty due to rising or fluctuating interest rates. The interest rate remains the same during all of the contractual time span. Dependent on contractual time span and conditions our interest rate is between 1.65 and 2.11%

Fixed contractual time span

The main factors determining the amount of your monthly rental payments are: Price of the plot of land, construction costs and contractual time span. Thus you may comfortably control your monthly rental payment by determining the contractual time span. You determine the amount of your monthly payments yourself. Important is the following: The contractual time span must be between 23 and 32 years.

No end payment

After the agreed timespan during which a monthly rent is paid the tenant will become the owner of the house. There is no end payment, no transfer money of similar.

Solid home

From our model house catalog, you choose your dream home. After that, together we plan and calculate all adaptations and details according to your individual wishes. We will build in solid construction and according to current energy standards.

External costs will not be payable before the end of the contractual time span

Notary costs and real estate transfer tax will only be payable after transfer of the property rights of your home, including entry into the land registry.

Right from the beginning, Gecci will be at your side and assist you right to the end of the contractual time span when the property is transferred to you. We will assist you with the cost calculation, perform the complete construction planning including all necessary permissions and construct your home for you. We remain in contact during all of the contractual time span..

Assessed by experts

Our concept has been audited by external expert auditors and received a positive assessment.

High security/certification by notary

Upon signing the contract, the home builders right of transfer of property will be certified by notary and entered into the land registry.

Renting loss insurance

Each of our houses is insured against renting loss for six months.

Periods of notice

Full flexibility during all of the rental period. This means the rental agreement may be terminated by the home builder at any time giving three months notice - as with a normal rental agreement.

No debts

Since there will only be monthly rental payments no bank credit and no debt will be needed.

Special payments

You have the option to shorten the contractual time span by special payments in order to clear your home earlier.

Protection against rising rent

Your rental payment for your home remains the same during all of the contractual time span. Just operational costs (additional costs, taxes, insurances and administration) will be adjusted according to actual prices.
